Buyers
Know the condition of the home, its support system and any add-ons before you commit — in a park or on land.
Manufactured and mobile homes are built, installed and regulated differently from site-built houses — so they deserve an inspector trained in how they are built. Certified inspections statewide, in parks and on private land.
Why a specialist matters
Manufactured homes are factory-built to the federal HUD Code and, in California, are overseen by the Department of Housing and Community Development (HCD). Their weak points are not the same as a site-built house: the support and anchoring system, the underfloor, the marriage line between sections and the add-on structures built after installation are where problems hide.
Our certified manufactured home inspectors know where to look — and they document what they find in the same clear, severity-ranked report we deliver for every inspection.

Common questions
Factory-built homes constructed to the federal HUD Code, which took effect on June 15, 1976, are manufactured homes. Homes built before that date are generally called mobile homes. Both are factory-built and transportable, and both are inspected differently from a site-built house.
Yes. We inspect manufactured and mobile homes in parks and communities and on private land throughout California, for buyers, sellers, owners, park operators and investors.
Foundation certifications required for some FHA and VA loans must be issued by a licensed engineer. We inspect and document the support and anchoring system and tell you plainly what the lender's engineer is likely to look at.
Most single- and multi-section homes take two to three hours, including the crawlspace and underfloor areas where they are accessible. You receive a photo-documented report within 24 hours.
