Is the radon test really free?

Yes. A short-term radon test is included at no charge with every inspection we perform. Results follow once the test period is complete, and we explain them against the U.S. EPA action level of 4 pCi/L.

Do you remove mold, asbestos or lead paint?

No. We find it, test it where testing is needed, and report it clearly, with the next step and the kind of licensed specialist to call. We never remediate or abate, and we take no referral fees, so nothing in our report is shaped by a repair sale.

When should I test for asbestos?

Homes built before 1981 commonly contain asbestos in popcorn ceilings, vinyl flooring and mastic, pipe and duct insulation, and some siding and roofing. Test before any remodel, demolition or flooring work that would disturb those materials, and whenever damaged suspect material is found during an inspection.

Does an older home need a lead-based paint inspection?

Lead-based paint was banned for residential use in 1978, so any home built before then may have it — most often on windows, doors, trim and exterior surfaces. It matters most where paint is chipping or will be disturbed, and where young children or pregnant family members will live.

How do you find mold that isn't visible?

We trace moisture: staining, odors, elevated moisture readings and thermal patterns around plumbing, roofs, windows and HVAC. Where conditions point to hidden growth, we take air or surface samples for laboratory analysis and explain the results in plain language.

Can this be done on the same visit as my home inspection?

Yes. Mold, asbestos and lead screening can be added to a buyer's, seller's or investor inspection so everything lands on one timeline — important when your contingency period is short.
